New editions publish with stable archive URLs. This page is the permanent home for methodology, the latest report, and prior versions.

Yields edged up
Median gross rental yield across 92 metros landed at 9.7% in the latest period, with yield rising in a majority of markets as rents outpaced home values.

92 U.S. metros
Compare Peoria-level yields near the top of the list with coastal metros at the bottom — same methodology, same SFR sample rules, every edition.

Real rents, clear math
Gross yield = median annual rent ÷ median home value. Same properties tracked in both periods, with a minimum sample per metro.
How the Rental Yield Report works
The RentRedi Rental Yield Report measures gross rental yield for single-family rental (SFR) properties across U.S. metros. Gross yield is median annual rent divided by median home value — a clear, comparable signal of income relative to property value for independent landlords and investors.
Figures are built from SFR properties on the RentRedi platform that appear in both comparison periods, with a minimum metro sample. Home values come from public market sources; rents, earnings, and jobs context use RentRedi and public labor data. This is not a census of all rentals — it reflects the market independent landlords operate in.
Each published edition keeps a stable, keyword-rich URL for its date range (for example, Jun 2025–Jul 2026). Use this hub to understand the methodology, jump to the latest report, and browse prior editions as they are archived.
