1. What’s your favorite app (real estate related or not)?
PropStream (super handy on the go – all the details about a property while I’m looking at them). And then obviously, TikTok.
2. How many hours a night do you sleep?

3. What’s the best piece of advice you’ve ever received?
I’ve had to learn that I won’t ever be able to control the outcome of what I want. I can’t guarantee it. I can put in all the effort towards that goal, but that doesn’t necessarily mean I’ll get what I want.
4. Do you invest out-of-state?
All my properties are out of state.
5. Have you ever house hacked?
I came one week away from house hacking. I’m trying to house hack right now in Austin, but it’s very hard.
6. Do you have a go-to paint color for your rentals?
No. I know next to nothing about paint or design or anything like that. I usually just leave it up to the contractors!
7. How long does it take you to analyze a property for investment?
Depends on the location. If it’s a brand new market, typically 5 minutes or so. It can also depend on the type of investment. If it’s just a regular rental, under a minute. If it’s a BRRRR, it takes a little longer to figure out all the comps.
When I first started investing, it took me a little longer—maybe 30 minutes. It gets easier the more you do it.

Conventional (unfortunately).
10. What’s a landlord “hack” you use to make your life easier?
I try to bulk together my work as much as I can. Before, I lost a lot of time constantly context switching between tasks. Now, I try to stay focused on one thing at a time.
Reading Deep Work by Cal Newport really helped me learn to be more intentional with my time.
11. What is the #1 piece of advice you would give a new real estate investor just starting out?
Narrow your scope of what you’re looking at. Many times, people feel overwhelmed & scared of where to start. Focus on the problem you’re facing TODAY. Then, tackle your money, location, strategy, and ability to analyze tasks next.
